Project Overview
The first step was aggressive core aeration, making multiple passes across the lawn. Rather than a single maintenance aeration, the multiple passes opened the soil extensively and created additional opportunities for the new top dressing material, water, nutrients, and seed to reach the root zone.
Next came the biggest part of the project: 15 cubic yards of 3-way top dressing mix.
Using our top dressing equipment, the material was distributed throughout the lawn and worked into the existing turf and aeration openings. This allowed us to introduce fresh growing material across the property without stripping away all of the existing grass.
Once the lawn had been aerated and top dressed, the property was re-hydroseeded to introduce new grass throughout the thin and bare areas.
The process was straightforward:
Multiple-Pass Core Aeration → 15 Yards of 3-Way Top Dressing → Hydroseeding → Establishment
Why Top Dress an Existing Lawn?
Top dressing can be a great lawn renovation option when there's still desirable grass present but the lawn is struggling with thin turf, compaction, poor soil conditions, or inconsistent establishment.
Instead of simply putting more seed on top of the existing ground, this project gave that seed a much better environment in which to establish.
Combined with core aeration, the new material could work down into the existing lawn while the hydroseed helped fill the weak and bare areas.
The Results
The before-and-after progression tells the story.
What started as a thin, inconsistent lawn with substantial exposed soil developed into a much denser, greener stand of turf.
This wasn't an instant cosmetic fix. It was a lawn renovation designed to improve the growing environment and give the property a better foundation for long-term turf health.
The existing lawn was preserved where possible, the soil profile was improved, and new grass was established throughout the property.
